Getting a US mortgage as a UK resident

Foreign-national mortgage programs offer a possible financing route for UK residents buying a Florida home, but approval depends on the lender, property and intended use. Program-specific requirements may include passport identification, overseas credit references, income records and bank statements showing down payment and reserve funds. Before narrowing your search, ask whether the lender accepts UK income, what credit evidence it needs and whether your planned personal or rental use qualifies. Request its documentation checklist and discuss the full funding requirement, including closing costs. There is no single down payment requirement, interest rate or approval timetable that applies to every UK buyer.

Transferring pounds into dollars

Plan currency transfers for three stages: the purchase deposit, remaining closing funds and continuing ownership bills. Compare the dollars delivered after exchange-rate margins, transfer fees and any intermediary or receiving-bank charges, rather than the advertised fee alone. Check delivery timing against payment deadlines. When comparing providers, use the FCA register to check their status and permissions, then understand how your money is protected. Authorized non-bank payment institutions and electronic-money institutions safeguard customer funds, but those funds do not have FSCS protection; small payment institutions are not required to safeguard. These distinctions matter when choosing how to move substantial purchase funds.

Traveling for viewings or buying remotely

A viewing trip lets you assess the home and surroundings firsthand, while virtual tours can help build a shortlist from Britain. Neither replaces a professional inspection, a lender's appraisal or any condition inspection required by an insurer. Florida permits remote online notarization, but confirm the signing method, identity checks and documentation with your lender and closing professional before relying on remote completion. Not every transaction can be handled entirely online. For travel, check current official US entry guidance for British passport holders, including whether your circumstances require an ESTA or visa. Buying a Florida home does not grant US residence rights, so plan property ownership and immigration arrangements separately.

Budget for closing and continuing ownership

Request an itemized estimate for your transaction rather than using a statewide closing-cost percentage. Who pays individual charges depends on the purchase.

  • Closing cash includes more than the down payment

    Separate the down payment from loan, title, recording and transfer charges, prepaid insurance or interest, and initial escrow funding.

  • The seller's tax bill is not your forecast

    Budget mortgage payments, taxes, utilities and maintenance. Don't assume a homestead exemption or that all bills are included in mortgage escrow.

  • Understand insurance coverage and deductibles

    Distinguish flood insurance from hurricane and wind coverage. Hurricane coverage does not include flooding, and a separate hurricane deductible may apply.

  • Look beyond the advertised association fee

    Review association assessments. For condos, examine milestone inspections and structural-integrity reserve studies for building condition and funding.

Check which communities allow short-term rentals

If short-term rentals are part of your plan, check local zoning, association restrictions, applicable licensing and any management or membership conditions for the specific property. Start by separating care of a personal-use home from rental management: the service you need depends on how you will use the property. Ask providers about inspection frequency, emergency response, storm preparation, maintenance authorization, owner reporting, fees and termination terms. Establish who can approve repairs while you are in Britain and how you will receive updates. Describe seasonal use and periods when the home will be unoccupied accurately to your insurer so it can assess the appropriate coverage.

  • Coordinate rental-income reporting

    Ask about US nonresident reporting, UK overseas-rent reporting and potential double-tax relief. Paying US tax does not necessarily settle UK obligations.

  • FIRPTA: withholding is not the final tax bill

    Discuss future-sale capital gains and FIRPTA withholding, including your possible buyer responsibilities when purchasing from a foreign seller.

  • Plan for cross-border estate questions

    Ask how US estate rules, UK inheritance rules and treaty provisions affect your circumstances. Do not assume a company structure removes these issues.

  • Address short-term rental taxes separately

    For lawful short-term rentals, ask who handles Florida sales tax and applicable county transient-rental taxes, separate from income and property taxes.
