Florida homes for sale: existing booking guide

About these comparison listings

These comparison listings use selected resort boundaries in the wider Orlando area. They do not certify rental permissions, booking transfers, income or amenity access for a particular purchase.

Start with the bookings, not the calendar headline

Compare Florida homes for sale with our team, including vacation properties with existing bookings. We help you separate the home purchase from the reservation and management arrangements.

Buying a vacation home with existing bookings means examining two different things: the real estate you will own and the guest obligations someone must fulfill. A reservation schedule tells you what has been promised; it does not establish that a platform account, guest agreement, payout or permission to rent will pass to you. We suggest working through the records before an offer, asking your attorney to address obligations in the contract, and having the title or closing agent and proposed manager reconcile them at handover. That process also shows which dates you can realistically reserve for your own use.

Before you make an offer: request the underlying records

Request records you can compare before treating a booking calendar as part of the offer.

  1. Get a reservation-by-reservation schedule

Ask for a dated schedule showing each channel and booking ID, stay dates, amount charged, payments received and due, payout recipient and timing, taxes, cancellation terms and guest commitments. Flag owner-blocked dates and stays crossing closing.

  2. Cross-check the calendar and receipts

Compare confirmed reservations with live channel dashboards, manager statements and bank receipts. Separate inquiries and calendar holds from booked stays; use historical revenue to check records, not to forecast what you will earn.

  3. Check permission at the address

Confirm the property’s governing jurisdiction, zoning and applicable association documents. Ask what approvals a new owner would need rather than relying on the seller’s rental history or mailing address.

  4. Read the agreements behind the bookings

Obtain the existing management agreement and relevant guest terms. Have your attorney identify consent, termination and assignment questions before you price or schedule a transition.

First, establish what this address permits

An Orlando-area mailing address does not establish which government regulates a home. Check whether the parcel is inside Orlando or Kissimmee city limits, in unincorporated Osceola County, or in a Davenport-area jurisdiction, then examine its zoning and association restrictions. As reviewed October 30, 2026, Orlando’s home-sharing registration requires a resident to live on-site and be present; it does not authorize whole-home stays in an unoccupied second home. Whole-property use requires a separate, address-specific check. Unincorporated Osceola County directs prospective operators to its short-term-rental zoning overlay and applicable licensing and receipt requirements. Our guide to renting out a home near Disney explains why permission cannot be assumed across the tourist area.

In the contract: allocate obligations, not just dates

Ask your attorney to turn the reservation schedule into specific responsibilities in the purchase agreement.

  1. Test what can be carried forward

Identify each guest commitment and management agreement. Have your attorney determine whether it can be assigned, requires consent or calls for another arrangement. Do not describe a platform account as part of the property being conveyed.

  2. Assign guest responsibilities

Specify who contacts guests, fulfills each stay and handles cancellations, refunds and guest claims. Cover reservations that cross closing and those the seller cannot pass on.

  3. Document the payment split

Set out how guest payments already received, refundable deposits, outstanding balances and later channel payouts will be allocated. Give the closing agent a method for documenting post-closing adjustments.

  4. Specify what stays with the home

Attach a dated inventory of furnishings and equipment needed for accepted stays. Identify what is included, record its condition and agree how missing or damaged items will be addressed at handover.

Follow the money across closing

A guest might book before closing, check in afterward and trigger a payout on yet another date. One major home-sharing channel generally releases hosting payouts after check-in, subject to exceptions, so a reservation on the calendar is not cash already in the buyer’s hands. Ask the title or closing agent and proposed manager to reconcile funds received, outstanding guest balances, refundable amounts, later payouts, cleaning and management charges, and taxes. For stays spanning closing, document who receives each payment, fulfills the stay and settles later refunds or adjustments.

Separate the seller’s licensing and taxes from yours

Florida-wide licensing is another check, separate from local zoning and association permission. In guidance reviewed October 30, 2026, Florida’s licensing department says a new owner of an existing qualifying vacation-rental establishment needs the applicable license before operating; the seller’s license does not approve you. For taxable accommodation rentals of six months or less, state sales tax and applicable surtax generally apply, while local transient-rental taxes vary by county and administration. Ask who collected and remitted tax for each stay around closing, rather than assuming a channel or manager handled it. If you are acquiring a business as well as the home, have the appropriate adviser review potential outstanding tax liabilities.

Read the association documents for this home

Past stays do not establish that the next owner may accept new ones. For a condominium, request the current declaration, bylaws, rules, budget and applicable inspection or reserve-study disclosures. Have your attorney examine recorded amendments and their effect on this unit: Florida’s 2026 condominium statute addresses resale documents and the application of certain later rental-restricting amendments to subsequent buyers. For other association-governed homes, obtain the governing documents and property-specific written confirmation of rental and personal-use restrictions. This is a separate check from local zoning. Statutory guidance reviewed October 30, 2026, does not replace reading the documents that govern the particular property.

Protect your own use and financing plans

If you want family time at the home, compare your preferred dates with confirmed guest commitments and the owner-use terms of any management agreement. Discuss that agreement and your intended occupancy with a licensed lender before you commit. Under Fannie Mae criteria reviewed October 30, 2026, a second home requires borrower occupancy for part of the year and exclusive control; an agreement giving a management firm control over occupancy conflicts with those criteria. Its guidance for eligible investment-property short-term-rental income addresses a different financing question. The seller’s calendar alone cannot establish your loan eligibility. Read our vacation-home mortgage guide for more on the distinction.

At handover: close the operational gaps

Turn the contract’s allocations into a working plan before the seller hands over access.

  1. Reconcile the final schedule

Match each remaining reservation and payment to the closing statement. Record who handles outstanding balances, refundable sums, taxes, later charges and any agreed adjustment.

  2. Name the guest contact

Identify who will notify guests about any approved change and answer questions before, during and after stays that cross closing. Confirm who addresses a later refund or cancellation.

  3. Confirm who operates next

Confirm the outcome of each channel’s transition process, if applicable, and the new manager’s start date. Do not assume a listing, review or reservation has moved until the channel confirms the relevant arrangement.

  4. Inspect and record the handover

Check the agreed inventory and condition, collect keys and access details, and document outstanding cleaning or maintenance tasks. Give the closing agent and manager a route for resolving later payout or expense differences.
