Compare Orlando homes for sale with distinct 55+ options at Trilogy Orlando in Groveland and Solivita in the Poinciana area. We focus on your home, daily routines and ownership needs.
Trilogy Orlando vs Solivita is first a choice between two different places to live. Trilogy Orlando, also known as Cascades of Groveland, is in Groveland, Lake County. Solivita is in the Poinciana area of northeast Polk County. A Kissimmee mailing address for Solivita does not put the community in the city of Orlando. Consider which setting works for your own errands, visits and regular activities, then look at a home's position within the community. A community name alone cannot tell you how convenient a particular address will feel.

Life around Magnolia House
The Cascades community association identifies Magnolia House as a shared facility at Trilogy Orlando. Its amenities include The Grille, a sports pavilion, pool, fitness areas and an event center. If you like having activities gathered around a central destination, consider how often you would use these spaces and where a particular home sits in relation to them. Ask the association which facilities and services your ownership includes, and whether any activities carry separate charges. An appealing amenity setting is a lifestyle consideration, not a measure of a home's value.
Solivita's amenity centers and golf
Solivita's association identifies the Riviera Spa & Fitness Center, The Palms, pools, fitness facilities and recreation areas. Stonegate Golf Club adds two on-site courses to the setting. That gives you several places to consider as you picture a typical week, whether you prioritize exercise, recreation or golf. Presence within the community does not establish your playing rights or what golf might cost. Check the access terms for the home you are considering, along with any separate club charges, before treating a facility as part of your expected routine.

Trilogy Orlando: check what dues cover
The Cascades HOA says its dues cover common amenities, bulk landscaping, internet, cable and landline services, and home-security services. It stated an assessment of $578 per month as of January 1, 2026, plus a one-time working-capital contribution equal to three months' assessment. Those dated association figures are not a quote for any particular home. A separate CDD charge appears on the property-tax bill. Request the current assessment and contribution information, confirm which services apply to the home, and review that property's tax bill before comparing its ongoing costs with a Solivita resale.

Solivita: separate fees and a property-specific CDD
For Solivita, the builder describes separate HOA and club fees, plus a community development district (CDD) assessment on the property-tax bill. Solivita spans the Poinciana and Poinciana West CDD districts, so the district assignment is a question about the specific home, not a detail to infer from a community-wide description. Request the current fee schedule, the property's tax information and its district assignment. If golf interests you, ask separately about playing rights and charges at Stonegate Golf Club rather than assuming they come with ordinary amenity access.
Leasing rules are not interchangeable
Neither community should be treated as a short-term vacation-rental opportunity. The Cascades HOA rental form requires a written lease of at least seven months. Solivita's leasing guidance calls for an executed lease, age verification and association processing; its guidance says leases should be at least three months and cannot be month-to-month and restricts transient tenants and rentals of individual rooms. These are different rules, not interchangeable options for a prospective owner. Before making plans to lease a particular home, obtain the current governing documents and confirm the applicable approval process with its association.
Resale homes versus an assumed new build
Solivita's builder marks the community sold out. Its descriptions of one-story single-family designs can help you recognize a general home style, but former builder floor plans do not establish the layout or features of every resale. Do not plan around a new-build option there without confirming one exists. For either community, evaluate the actual home's floor plan, condition, disclosures and position within the neighborhood. Then review its association documents and property-specific costs. A well-matched resale may matter more to your daily life than the name of a design or the age of the home.
