Eight Central Florida communities to explore

Four Seasons at Orlando

Del Webb Sunbridge

How The Villages compares
The Villages is a larger Central Florida alternative, not a neighborhood of Orlando. Its patio and courtyard villas, cottages and other home styles sit within a wider network of neighborhoods, recreation, golf and town squares. You may prefer that breadth or the more contained setting of a community centered on one clubhouse. Neither approach tells you what a particular home is worth or which activities its owners can use. Compare the property's location, applicable amenity terms and maintenance responsibilities with the way you plan to spend your time.
Compare home styles and community settings
Neither home style determines maintenance coverage or amenity access. Check the terms for the specific property.
| Aspect | Villa | Detached single-family home |
|---|---|---|
| Living space | Compare the floor plan, outdoor area and how the home fits your daily routine. | Compare the floor plan, lot and the amount of outdoor space you want to manage. |
| Maintenance | Check the property's documents for exterior, landscaping and repair responsibilities. | Check the property's documents for exterior, landscaping and repair responsibilities. |
| Community setting | Compare access to the community's clubhouse and facilities. | Compare the facilities of a contained community or The Villages' wider network. |
Look beyond the amenity list
Shared facilities can shape your everyday routine, whether you prefer a pool and fitness room, sports courts, dining or organized events. Trilogy Orlando's Magnolia House includes dining and fitness facilities; Del Webb Orlando's Montecito clubhouse has indoor and outdoor pools; Four Seasons at Orlando has fitness and craft rooms alongside its courts. These are community examples, not a promise that every facility is available to every owner on the same terms. Check what is open, what remains planned, and whether membership, reservations or separate charges apply before choosing a home.
Verify age and household rules
For housing that qualifies under the federal 55+ exemption, at least 80% of occupied units must have an occupant aged 55 or older, alongside published age-oriented policies and age verification. That community-wide standard does not give an under-55 household an automatic right to occupy a home. The Villages publishes a household rule requiring at least one resident aged 55 or older, with no full-time resident under 19 and limits on visits by children under 18. Owning title and meeting occupancy rules are different matters. Read the current policy for younger spouses, other permanent occupants and visiting children.

Compare the full ownership cost structure
An amenity-rich community can have several distinct ownership charges. At Solivita, the published cost structure separates HOA dues, club fees and a CDD assessment on the applicable Polk County tax bill. In The Villages, the monthly contractual amenity fee is separate from any applicable annual bond-debt and maintenance assessments. Its Lady Lake and Lake County portion lies outside CDD geographic boundaries, so do not assume every home has the same charges. For a particular property, review the association budget, club terms, tax bill and any outstanding bond information, then ask which activities carry separate charges.
Resale or new construction?
An established resale may suit you if
- You can assess an existing home's condition, layout, lot and surroundings before deciding.
- An established association has governing documents and a budget you can review for the particular property.
A new home may suit you if
- You want to compare currently offered floor plans and available new-home choices.
- You can check construction timing, what is included and which shared facilities are open or still planned.
Not quite? Explore other communities
Check rental rules for the particular home
If you may rent out a home, read its applicable declaration and association rules before making plans. Lease terms, approval procedures and renter access to amenities are separate questions. At Trilogy Orlando, a club rule concerning facility access for renters should not be mistaken for the HOA's lease-duration requirement; confirm both in current documents. A published lease minimum for one Villages unit likewise cannot establish a rule for every home there. Do not assume that a community's residential rental provisions permit short-term stays.
