Solara: surf-style recreation and sports

Solara's FlowRider surf simulator is its most distinctive recreational feature, making it worth considering if surfing-style activity appeals to your family. The children's water park and communal pool offer other ways to spend time around the water, while the fitness center, basketball court, beach volleyball court and soccer field broaden the choices beyond swimming. Café and dining facilities, a tiki bar and the clubhouse activity room add places to eat and gather. For your shortlist, the useful question is whether these are facilities you would regularly enjoy, not simply whether the amenity list is long. Check access arrangements separately from the property's ownership charges.

Solterra: lazy-river leisure and tennis

Solterra's lazy river, resort pool and water slide give its water recreation a different emphasis from Solara's surf simulator. If your ideal time at a second home includes floating in the water or playing tennis, those facilities may carry more weight in your decision. The clubhouse and poolside café provide places to gather, while cabanas, a playground and a fitness room offer options for different ages and interests. Consider how your household would divide its time between the home and shared facilities, subject to the property's use rules. The amenities may shape your preference, but they do not determine how long you can occupy the home.

Compare the homes, not just the bedroom count

Both communities contain townhomes and detached single-family homes, so begin with the property type that suits your needs. Solara's original marketed designs included private pools and covered outdoor space, but inspect each resale rather than assuming those specifications or their condition. Compare similar homes across the two communities, looking at room arrangement, living space, outdoor areas and the work each property may need. A matching bedroom count can hide meaningful differences in how a home functions for your household. Ask which maintenance tasks fall to you and which belong to the association, especially when weighing a townhome against a detached property.

Solara Resort vs Solterra Resort: Rental Income Potential

Both Solara Resort and Solterra Resort are established vacation rental communities near Walt Disney World, attracting families and groups looking for spacious accommodation with private pools and access to resort amenities. For buyers considering a vacation rental investment, understanding the potential income and operating costs of each community is essential.

While both resorts offer opportunities to generate rental income, their financial performance can differ depending on property size, bedroom count, location, amenities, furnishings and management arrangements.

Comparing Actual Vacation Rental Performance

We draw on the extensive vacation rental experience and historical booking data of Top Villas, our luxury vacation rental side, to help you look beyond third-party rental estimates.

Our historical booking data provides insight into how properties perform across Orlando's vacation rental communities, including Solara Resort and Solterra Resort.

Based on historical bookings through Top Villas, the average booking values for these communities are:

  • Solara Resort: $3,112 per reservation
  • Solterra Resort: $4,218 per reservation

These figures represent the average value of an individual reservation, not annual rental income or net profit. Differences in property size, length of stay, nightly rates and booking mix can influence these averages.

Although Solterra shows a higher average booking value within this historical dataset, this does not necessarily mean that a Solterra property will generate more annual income or deliver a better investment return.

What Determines Rental Income in Solara and Solterra?

The financial performance of a vacation rental property depends on several important factors.

  • Bedroom Count and Property Size: Larger homes can accommodate more guests and may command higher nightly rates, although they typically have higher purchase prices and operating expenses.
  • Booking Frequency: A property's annual rental income depends on how frequently it is booked throughout the year, including seasonal demand and quieter periods.
  • Average Nightly Rate: Properties with upgraded interiors, themed bedrooms, games rooms, private pools and attractive outdoor spaces may achieve higher nightly rates.
  • Property Management: Marketing, pricing strategies, guest reviews, maintenance standards and booking distribution can all influence rental performance.
  • Ownership Costs: HOA fees, CDD assessments, property taxes, insurance, utilities, pool maintenance and management commissions directly affect the income an owner retains.

Which Resort Offers Better Investment Returns?

A higher rental income does not automatically translate into a better investment.

For example, a property generating $100,000 annually with $60,000 in operating expenses produces $40,000 in net operating income before mortgage payments and income taxes. These figures are illustrative, not a forecast for either resort. A less expensive property generating lower revenue could potentially deliver a higher percentage return on the capital invested.

When comparing individual properties, look at purchase prices, rental revenue assumptions, operating expenses and net operating income rather than headline rental figures alone.

Look beyond the asking price

Compare current, property-specific documents before deciding which home fits your budget. Neither community is automatically cheaper to own.

  • Association charges and services

Request current dues and included services for the exact property and phase. HOA charges alone do not represent the full cost of ownership.

  • Property-specific CDD assessments

Solara has Westside CDD assessments; Solterra has its own CDD alongside its HOA. Obtain the assessment amount for the specific property.

  • Maintenance responsibilities

Confirm your responsibilities for the home's exterior, outdoor areas and any private pool. Compare what you must maintain, not just the dues.

  • Special assessments and alterations

Ask about outstanding special assessments and alteration rules. Solterra's HOA oversees exterior appearance and approvals for exterior changes.

Which location fits your plans?

Solara sits in the Westside development area of Osceola County, in the Kissimmee area. Solterra is in unincorporated northeast Polk County, east of Pine Tree Trail and south of Ronald Reagan Parkway, in the Davenport area. These are distinct locations, so compare routes from the individual homes rather than treating the resort names as interchangeable. Think about where you expect to buy groceries, spend time outdoors and meet family, along with any regular airport or attraction trips. Checking those journeys at the times you would normally travel gives you a more useful comparison than assuming either community is always more convenient.
