Windsor Island vs Windsor Cay

We help you compare location, layouts, amenities and ownership rules for personal use or potential rental ownership, without declaring one community the winner.

The key differences at a glance

These home types describe community plans, not live availability. Start with the setting, then compare the specifications of each property.

Compare the home, not just the bedroom count

When comparing Windsor Island vs Windsor Cay, we recommend starting with the floor plan, not the bedroom count. Windsor Island's documented Castaway townhome measures approximately 2,271 square feet; Windsor Cay's Castaway end unit measures approximately 2,276 square feet, with 4.5 bathrooms and a private pool. The similar sizes and shared Castaway name are not enough to treat these as equivalent homes, or to assume the same pool features apply to every property.

For your shortlist, compare bedroom placement, how the living and dining areas connect, outdoor space and the home's position within the community. If you expect to host family or friends, consider how the layout balances shared space with privacy. When comparing an existing home with new construction, assess the existing home's condition alongside the new home's specifications, rather than judging either on size alone. We can help you focus that comparison on the details that matter to your personal or intended rental use.

Two resort settings for your time at home

Both offer substantial shared recreation. Focus on the facilities your household would use and the clubhouse setting you prefer, rather than a universal ranking

  • Island: pool and water recreation

A resort pool, lazy river, dual slides, splash pad and spa give your family several ways to spend an afternoon within the community.

  • Cay: pool and water recreation

The operating zero-entry pool, slides, lazy river, children's splash area and hot tub offer options for active play and slower poolside afternoons.

  • Island: clubhouse and activities

Aloha Clubhouse, fitness facilities, Blue Marlin Grille, a sports court, miniature golf and a fire pit add variety beyond your own home.

  • Cay: clubhouse and activities

The Reef Club pairs fitness and an arcade with nine-hole miniature golf and sand volleyball. Blue Lagoon Bar & Grille adds an on-site dining option.

Choose the location around your own routines

Windsor Island sits around Sand Mine Road, with its association address on Aloha Boulevard in Davenport. Windsor Cay centers on Windsor Cay Boulevard, with a Clermont address in Lake County's Four Corners area. Both serve the Orlando-area market, but neither is within Orlando city limits. During viewings, compare routes from each actual home to the same destinations that matter to you, whether a particular Disney park, your workplace or places you expect to visit regularly. Test those journeys at relevant times rather than choosing a community on a broad claim of better Disney access.

Look beyond the asking price

Compare ownership charges for the specific homes on your shortlist, not just the community names. Association charges and their inclusions are one part of the picture; community development district assessments are another. Windsor Island is associated with Sandmine Road CDD, while Windsor Cay has Windsor Cay CDD. Request current association information and review parcel-specific district records so you understand what applies to each property. Ask which services are covered and which require separate payment. Cabana use, for example, is separately chargeable at both communities. A clubhouse and pool on the amenity list do not mean every related service is included in your regular charges.

Match the ownership rules to your plans

Both communities are described as short-term-rental resorts, so second-home enjoyment and potential rental use belong in the comparison. That designation does not replace a review of the rules attached to the property you want to buy. Read the current declarations, amendments and property-specific requirements with your intended use in mind. If you hope to live there permanently, confirm that use explicitly. For a second home, check owner-stay provisions, occupancy limits and letting requirements before planning your calendar. We recommend resolving these questions early, so you compare homes that fit your plans rather than relying on the resort label alone.
