About these comparison listings

The live comparison uses the selected saved boundaries. It is not every property in the wider region or a certification of rental eligibility, membership rights or the actual home's condition.

Two communities, two Central Florida settings

Compare Orlando homes for sale with 55+ choices at Trilogy Orlando in Groveland and Del Webb Oasis in Winter Garden. We help you weigh the actual home, community setting and obligations.

The Trilogy Orlando vs Del Webb Oasis decision starts with where you want to live. Trilogy Orlando, also known as Cascades of Groveland, is in Groveland, Lake County. Del Webb Oasis is in Winter Garden, Orange County, nearer the theme-park corridor. Consider which setting suits your routines, preferred amenities and visits with family or friends. If you are still comparing locations, our Orlando 55+ communities guide and Florida 55+ communities guide offer broader starting points.

Compare the facilities you would actually use

Groveland city records describe Magnolia House at Trilogy with a restaurant, sports pavilion, resort pool, fitness areas and event space. Association information also documents an indoor pool and tennis and pickleball. At Oasis, the builder lists a clubhouse, fitness center, pool and spa, tennis and pickleball courts, walking path and lifestyle director. Think about which spaces fit your routine, then confirm what is operating, what access comes with the particular home and whether any separate terms or charges apply. Facilities shape how you might spend your time; their presence does not establish a home's resale value.

Age rules: check who buys and who will live there

The distinction between owning a home and living in it matters here. Trilogy's association information says at least one buyer must be 55 or older; it also documents a preapproved exception process for qualifying buyers aged 45 to 54 and prohibits residents under 18. Oasis's recorded declaration requires at least one occupant aged 55 or older and prohibits occupants under 19. Do not assume Trilogy's buyer exception applies at Oasis or that an occupancy rule answers every title question. Before making an offer, compare the current governing documents with the ages and roles of everyone who intends to buy or live in the home.

HOA, club and CDD: compare the actual cost structure

Trilogy's association states that its monthly HOA assessment was $578 effective January 1, 2026, with a one-time working-capital contribution then equal to three months' assessments. Its listed HOA-funded items include internet, cable, landline and security services, bulk landscaping and common-facility maintenance. The separate Cascades at Groveland CDD assessment is collected through property taxes and can include operations and bond debt. Oasis's builder lists internet, TV and lawn care among HOA inclusions, but a current Oasis assessment, separate club charge and parcel-specific CDD obligation are not established here. Compare current budgets, fee schedules, applicable club terms and each parcel's tax record.

New construction or resale? Check what is available now

The Oasis builder advertises a final new home by appointment, a limited opportunity that can change. If one is available when you are ready to buy, compare its layout, included features and ownership documents with those of available resales rather than assuming new construction is the better fit. Trilogy's association publishes an established resale process that includes purchase stipulations and age verification. For additional communities to investigate on their own terms, explore Del Webb Sunbridge and Solivita. Their homes and rules should be evaluated separately.

If leasing matters, read the community rules first

These communities' documented terms do not support a short-term-rental plan. Trilogy's association rental form calls for a written lease of at least seven months and age documentation. Oasis's recorded declaration requires a lease of the entire home for at least one year, with the agreement supplied to the association before the term begins. Those are different requirements, and neither should be replaced with a general rule about access to a clubhouse. If you might lease your home, read the current declaration, amendments and association procedures for the property before relying on any rental plan.
