About these comparison listings

The grid covers The Villages and selected mapped Valencia communities: Grand, Del Mar, Parc at Riverland and Sky. It does not include every Valencia location discussed in the guide.

Compare communities, then compare homes

Compare Florida homes for sale in The Villages and selected Valencia communities with our team. We assess distinct locations, home styles and ownership arrangements against your plans.

A useful The Villages vs Valencia Communities comparison starts with a distinction: The Villages spans Lake, Sumter and Marion counties, while Valencia names separate developments in different Florida markets. Neither name tells you everything about an individual home’s floor plan, amenities, occupancy rules or carrying costs. We suggest choosing the locations and daily routine you prefer, then comparing actual homes and their governing documents. Location is more than a community name

The Villages sits in Central Florida, while Valencia Grand and Del Mar are in Boynton Beach, Parc at Riverland is in Port St. Lucie, Ridge is in Wesley Chapel, Sky is in Naples and Harbor is in Fort Myers. Think about where you want to spend ordinary weekdays and which locations work for visits with family, healthcare needs and familiar destinations. If Central Florida appeals, our Orlando 55+ communities guide offers another starting point. Trilogy Orlando, Solivita, Del Webb Oasis and Del Webb Sunbridge are separate communities to consider, not Valencia developments.

Compare the homes you could actually own

The Villages identifies patio and courtyard villas, cottages, verandas, Designer homes and Premier homes, as well as new and pre-owned options. Valencia Parc at Riverland identifies club villas alongside other home collections; that does not mean every Valencia development has the same choices. Compare the floor plan and upkeep responsibilities of each home, not just its community label. For a resale, consider its condition and the rules already in force. For a possible new home, ask which phase it belongs to and what is completed. Availability must be checked in the specific development.

Amenities: compare access, not just the brochure

Facilities shape daily life, but their presence alone does not establish a property’s value.

  • The Villages

Recreation centers, golf, multimodal paths and town squares shape a more dispersed, golf-cart-oriented daily routine.

  • Valencia Grand

Its documented facilities include a clubhouse, pools, dining, fitness and racquet activities. Check the access terms for a specific home.

  • Valencia Parc at Riverland

Its home collections include club villas, with access questions extending to the relevant Riverland facilities.

  • Check status and access

Confirm what is open, planned and covered by your terms. An October 22, 2026 Ridge update reported an open Community Center and a main clubhouse under way.

Look beyond the asking price

For a home in The Villages, separate the district’s monthly contractual amenity charge from annual district maintenance and any outstanding bond assessment shown on the property-tax bill. The details depend on the property, and its bond may already be paid off. For a Valencia home, request that association’s current budget and assessments, club terms and information about any separate district charges. Do not assume one Valencia-wide fee structure. Whether you are considering a resale or a new home, the asking price and amenity list alone do not show what you will be responsible for paying.

Age rules concern occupancy, not simply title

Owning a home and being permitted to live in it are different questions. Federal rules for housing for older persons require at least one resident aged 55 or older in 80% of occupied units; that threshold does not give every younger household a right to move in. The Villages’ guidance says a household may include adults under 55 if at least one member is 55 or older, but may not include a full-time resident under 19. Recorded restrictions for a particular home may also address visitors and exceptions. For any Valencia home, check that development’s current occupancy documents rather than assuming its exceptions match The Villages’.

Resale or new construction? Compare the property

The Villages identifies both new and pre-owned homes, but the useful comparison is between properties you are considering, not between purchase labels. Set a particular Villages home beside a particular Valencia resale or an available new home, if that development has one. A future phase calls for its own review: ask what has been completed, what remains planned and which documents will govern the home. For a resale, look closely at its condition and existing obligations. Neither route removes the need to verify occupancy terms, amenity access and property-specific costs.

Check letting rules before making plans

If you may want to lease a home, review its recorded covenants and current association rules before relying on that plan. The available information does not establish one rental permission or minimum lease term for The Villages and all the named Valencia developments. Ask how any approval process works and whether the particular property is subject to lease-duration or frequency limits. A rule that applies to one development or phase should not be carried over to another, even when the communities share a name.

Documents to request before deciding

Ask for the recorded declaration and amendments that apply to the home, together with occupancy and visitor rules. Request the current association budget, assessment information, club access terms and leasing provisions; check district maintenance or bond details where applicable. If a particular facility matters to you, confirm whether it is open, planned or subject to separate access terms. These documents help distinguish what comes with the home from what is merely described at the broader community level. For Valencia developments especially, request the rules for the named development and phase, not a generic set.
