About these comparison listings

The live comparison uses the selected saved boundaries. It is not every property in the wider region or a certification of rental eligibility, membership rights or the actual home's condition.

Four communities, different daily routines

Compare Orlando homes for sale with distinct 55+ choices across Central Florida. This guide compares Trilogy Orlando in Groveland with Del Webb Oasis, Sunbridge and Orlando as separate communities.

A Trilogy Orlando vs Del Webb communities comparison starts with geography. Trilogy Orlando is in Groveland, in Lake County. Del Webb Oasis is in Winter Garden, where the builder highlights access to SR 429 and SR 535 and nearby shopping. Del Webb Sunbridge is in St. Cloud, near the Lake Nona area; Del Webb Orlando is a separate community in Davenport, not another name for Oasis or Sunbridge. Think about the places you visit regularly, then compare each setting against your own routine. Our Orlando 55+ guide and Florida 55+ guide offer broader context.

Look beyond the amenity list

At Trilogy, Magnolia House brings together documented facilities that include The Grille, a sports pavilion, pool and fitness areas. Oasis describes a clubhouse, pool, fitness facilities, a walking path, and pickleball and tennis courts. Sunbridge describes the Hammock Club, an on-site tavern, pools, fitness facilities and sports courts. Those differences may shape your weekly routine, but they do not establish a home's value. Before choosing a property for its shared spaces, check which amenities are operating rather than planned, whether the home's occupants have access, and whether that access carries a separate charge.

Compare what you pay and what it covers

Trilogy's Cascades of Groveland HOA states that its monthly assessment became $578 on January 1, 2026, with a separate one-time working-capital contribution of $1,734. Its stated inclusions include communications, security, landscaping and common amenities. The Cascades at Groveland CDD assessment is separate from HOA dues and paid through property taxes. Oasis's builder says its HOA includes lawn care, internet and TV, while Sunbridge materials mention association assessments and club fees without establishing current amounts. Del Webb Orlando also has a Ridgewood Lakes master assessment. For each home, request current charges and check its tax record; one community's cost structure does not establish another's.

Resale or new construction? Compare the individual home

An established resale lets you assess its present layout, condition and included features against what a builder currently offers. At Oasis, the documented builder advertisement is for a final new home by appointment, so do not assume a wide choice of new homes there. Sunbridge has offered new-construction villas and single-family homes, but the details of a particular home need checking. For any builder offering, establish which features are included and whether an amenity you are counting on is operating or merely planned. Compare those findings with the actual resale, not a community-wide description.

Documents to review before you decide

Dated or inaccessible public rules are no substitute for the documents that govern the home you choose.

  • Governing documents

Request the declaration and all current amendments for the specific community and property.

  • Age and occupancy

Check whether requirements concern buyers, occupants, younger household members or a combination.

  • Leasing provisions

Read lease length, whole-home and approval or submission terms in the current documents.

  • Amenity and club access

Confirm which facilities operate, who may use them and whether separate charges apply.

  • Association charges

Request the current HOA assessment, its inclusions and any applicable working-capital or club charge.

  • Property tax record

Review the individual property's tax record for any CDD assessment rather than assuming one applies.

Considering other 55+ settings?

If these four locations do not fit your plans, Solivita and The Villages offer separate Central Florida 55+ communities to explore. They are alternatives for further reading, not properties included in this comparison. As you narrow your choices, consider how often you would use the shared spaces, what home layout suits you, and whether the documented costs and household rules work for your circumstances. A community's amenity list alone cannot tell you what a particular home is worth.
