Reunion Resort Buyer’s Guide

Reunion Resort HOA Fees: A Buyer’s Guide

There’s no single resort-wide HOA rate. Compare published fees by neighborhood and property type, then account for separate CDD and club charges.

Understand the Different Charges

Separate these charges when comparing a primary home, second home or condominium.

  • Neighborhood assessments

Neighborhood or condominium assessments vary with the property category and the services that association provides.

  • Master-association charges

Reunion has a master association. Confirm whether its dues are already included before adding another charge to a published figure.

  • CDD assessments

Community Development District assessments appear on the annual county property-tax bill. Do not count them again if using that bill’s total.

  • Club dues

Club obligations are separate and community-specific. HOA dues alone do not establish which resort facilities an owner can access.

Spectrum+ Townhomes and Club Charges

Spectrum+ townhomes have a separate assessment category from its condominiums, so use the townhome schedule when comparing a specific property. Published neighborhood information also lists a $64 monthly Spectrum Club charge, separate from HOA dues; this is not the entire cost of Reunion Resort membership. Spectrum’s official sales website requires owners to complete a resort membership application and activate their account after closing. Treat the neighborhood assessment, Spectrum Club charge and resort membership obligations as distinct items in your ownership budget.

Other Single-Family Neighborhood Fees

Reference figures from a published 2026 table, not an association schedule. Reunion’s west-side neighborhoods do not share one generic HOA rate.

Reunion West / Encore: Separate POA and Club Dues

Reunion West/Encore has its own property owners association (POA); it is not a collective name for Reunion’s west-side neighborhoods or every home within Reunion West CDD. The official POA schedule lists 2026 assessments of $857 per month with POA pool service, or $697 per month after opting out of that service. Encore clubhouse dues are separate: $118.52 or $137.20 per month, depending on participation in the club’s preferred property-manager rental program. This community’s declaration requires club membership, so the POA assessment alone is not the full recurring association-and-club cost. That requirement is specific to Reunion West/Encore and should not be applied across Reunion Resort.

What Do HOA Fees Cover?

The services behind an assessment matter as much as the amount. Published single-family neighborhood pages list gated security, cable, internet, trash, grounds maintenance and pest control. Published condominium and townhome pages also identify exterior-maintenance responsibilities, while some communities explicitly include water and sewer. Those differences can affect the upkeep you arrange yourself, whether you live in Reunion year-round or use your home seasonally. Compare the service schedule for each property rather than assuming every neighborhood includes the same utilities, exterior work or private-home maintenance.

Check the Fees for the Property You Choose

Use the published comparisons to narrow your choices, then establish the recurring obligations for the exact property before purchase.

  1. Identify the property category

Identify the exact association and whether the assessment applies to a completed home, vacant lot, unified lot or particular condominium unit type.

  2. Confirm the assessment

Obtain the applicable assessment schedule or property-specific resale information. Confirm billing frequency and whether the quoted figure already includes master-association dues.

  3. Review the tax bill

Check the county tax bill for the applicable CDD assessment. Do not add it twice or assume both Reunion districts apply to one property.

  4. Complete the cost comparison

Confirm separate club obligations and any additional assessments, then compare the total recurring charges alongside the services and access they support.
