About these comparison listings

The live grid is a broader mapped-area comparison. Membership, property condition, neighborhood fit and ownership costs need review for the actual home.

How to Find Your Fit

Compare The Villages homes for sale with our team to find the right combination of home style, local setting and ownership obligations.

The best neighborhoods in The Villages depend on what you want from your own home: perhaps a cottage near an established square, an address closer to recreation or a newer homesite near Eastport. We suggest choosing your preferred home style first, then comparing the route to places you would use regularly. An established resale and a newly offered homesite also call for different property checks. Use our The Villages guide to keep exploring the area, or browse 55-plus communities across Florida if you are still deciding where to focus.

Compare the Settings, Not a Price Ranking

These are location and lifestyle examples, not neighborhood-wide values or promises about every address.

Lake Sumter Landing: Square-Side or Recreation-Oriented

Near Lake Sumter Landing, Lakeshore Cottages offer an established setting beside Market Square. Descriptions of these cottages highlight wraparound porches and a neighborhood pool, with shopping, dining and entertainment close by. Bridgeport at Lake Miona is a different choice, situated near Palmer Legends golf and Bridgeport Recreation. If you picture frequent square visits, compare the precise route from a cottage; if golf or recreation matters more, look closely at Bridgeport’s setting. In either case, inspect the particular home’s condition and confirm the amenities and access that apply to it. A desirable setting is not a measure of every nearby home’s value.

Brownwood and Spanish Springs: Different Established Choices

The Alden Bungalows in the Village of Collier are described as close to Brownwood Paddock Square, giving you an established option if that square’s atmosphere appeals. Around Spanish Springs, the Village of Spanish Springs sits at the square, with Silver Lake nearby. Silver Lake includes manufactured homes, so it should not be treated as a uniform luxury enclave. These places offer different housing choices as well as different locations. Compare an individual home’s construction, condition and surroundings, and follow its actual route to the square rather than assuming that every address nearby is walkable.

Eastport: Newer Homesites and Plans to Verify

Introduced in January 2026, the Village of Lakeview brought Designer and Premier homesites near Eastport Town Center, Central Lake and Bellaire Executive Golf Course. Descriptions also include Veranda homes with enclosed yards, while views are associated with some homesites rather than every property. The January neighborhood description called the Lakeview recreation area “coming soon,” so check its current status before counting on it. Merritt Field was advertised in July 2026 as another Eastport-area homesite option. If you prefer a newer home, compare the specific site, home series and confirmed facilities instead of assuming every feature described for the wider area applies.

Choose a Home Style Before a Village Name

A home series describes a type of home, not every property in the same village.

  • Patio villas

One of the community’s identified home categories; compare the particular villa’s layout and setting.

  • Courtyard villas

Designed around private, enclosed outdoor space. Check the individual courtyard and home.

  • Cottages

An established cottage example is Lakeshore Cottages beside Lake Sumter Landing’s Market Square.

  • Verandas

Lakeview descriptions include Veranda homes with enclosed yards; confirm the features of the property you choose.

  • Designer homes

Designer is a named home series offered among Lakeview’s newer homesite choices.

  • Premier homes

Premier is the developer’s luxury home series, not a designation for every property in a village.

What Do You Want Close to Home?

Spanish Springs, Lake Sumter Landing, Brownwood and Eastport are town squares; Sawgrass Grove is another dining and entertainment center. Which setting would you use most often? A square’s atmosphere may matter more to you than proximity to golf, recreation or everyday shopping, or the reverse may be true. Identify the places important to your routine, then check the route from each home and confirm its applicable amenity access rights. A map label alone does not establish how convenient a property will feel to you. For a wider set of options, explore 55-plus communities near Orlando.

Established Resale or Newer Construction?

Established resale

  • An established resale lets you assess an existing home and the surroundings you would live in.
  • You can inspect its condition and alterations, then compare its actual features with your priorities.

New home or buildable homesite

  • Newer Eastport options include distinct home series and homesites; confirm the specifications and site for the choice you make.
  • Check whether a nearby amenity is open or still planned, and whether a described view belongs to that particular homesite.

Check the Rules for the Specific Home

Age rules concern who may occupy a home, which is different from whose name may appear on its title. A sampled recorded declaration requires at least one occupant aged 55 or older in an occupied home and does not allow permanent residents under 19. It limits their temporary residence to 30 days in a calendar year. Narrowly controlled exceptions tied to an 80% age-55 occupancy threshold do not give an under-55 buyer automatic permission to live in a particular home. Obtain the current declaration for the home’s county, district and unit, along with other applicable governing documents, before relying on an occupancy plan.

Compare the Full Ownership Cost Structure

Compare charges by what they pay for and how they are collected. The monthly amenity charge is contractual; annual community development district (CDD) maintenance assessments and any outstanding bond debt assessment appear on the property-tax bill. A bond balance may be paid off, while maintenance assessments continue. Amenity-charge adjustment terms depend on the individual deed covenant. For each home, review the current charges, any bond balance and the deed documents rather than treating everything as one generic HOA fee. Check whether any separate association also applies to that property.

If Leasing Matters, Read the Unit’s Restrictions

If you may want to lease your home, review the recorded restrictions for that exact unit before making plans. Sampled Southern Oaks declarations require residential leases to be in writing and to last at least one month, but those provisions do not establish what is allowed at another address. Ask for the current declaration and any applicable rules, and check how they address lease terms and household occupancy. A neighborhood name alone cannot tell you whether your intended arrangement is permitted.
