Start with the right Bridgeport

We help you compare Bridgeport at Lake Sumter homes for sale as a specific village search within The Villages in Sumter County. We use its saved neighborhood map rather than the broader Residential District 6 boundary. We assess the actual layout, garage, improvements and homesite, then help identify the recorded unit and ownership requirements. Bridgeport at Lake Miona and Lake Shore Cottages remain separate locations.

Homes and layouts to compare

Documented homes in Bridgeport at Lake Sumter include detached Premier properties described as St. Augustine and St. Simons models, with two-car-plus-golf-cart garages. These are examples, not a promise that every home has the same design, garage arrangement or features. When you compare resales, look beyond a model name: consider the floor plan, the garage space you would use, the home’s condition and whether alterations were approved. Verify a view, pool or other feature at the actual address rather than treating it as standard for the village. A home’s fit for your daily routine is a separate question from the appeal of the wider amenities.

The setting at a glance

Lifestyle features matter to your daily life, but they do not establish a home’s value or future performance.

  • Documented home styles

Detached Premier examples include St. Augustine and St. Simons models. Compare each home’s actual layout and garage.

  • Lake Sumter Landing

The waterfront boardwalk, shops, dining and live entertainment offer places to spend time beyond your own street.

  • Shared recreation

Villages recreation facilities are shared. Check access to the facilities and activities you expect to use.

  • Property-specific checks

Confirm the address and recorded unit before applying restrictions or assuming a home is in this village.

Lake Sumter Landing and shared recreation

Lake Sumter Landing gives owners a place to enjoy a waterfront boardwalk, shops, dining and live entertainment. That setting is part of the area’s lifestyle appeal, but a village address does not mean a particular home has a lake view or private access to the water. Recreation facilities are shared across The Villages rather than exclusive to Bridgeport at Lake Sumter. The district lists Bridgeport Recreation at 1670 Lake Miona Drive and Lake Miona Recreation at 1526 Buena Vista Boulevard; their names and addresses should not be mistaken for facilities on every village street. Palmer Legends is in Bridgeport at Lake Miona, a different village. Check the access and any activity-specific charges relevant to your plans.

Check the rules attached to the home

The recorded declaration for The Villages of Sumter Unit No. 105 says each occupied home must have at least one resident aged 55 or older. It prohibits people under 19 from being permanent residents and limits their temporary residence to 30 days total per calendar year. The declaration also describes discretionary hardship exceptions and an 80% age-occupancy requirement; neither gives an individual buyer an automatic exception. Its provisions address residential use and approval for alterations as well. Before relying on any of these terms, confirm through the home’s deed or plat that Unit 105 is the correct recorded unit, then review the restrictions applicable to that property.

What ownership costs need checking?

The Unit 105 declaration requires a monthly contractual amenities fee, including when a homesite is vacant, and contains adjustment and transfer-related fee provisions. That is distinct from the annual district maintenance assessment and any outstanding infrastructure-bond assessment shown on a property’s tax bill. For a resale, request the current amenities-fee terms, the actual tax bill and the bond balance and payoff for that address. Do not assume a separate HOA fee or club dues apply without checking the property’s documents. Residents have country-club membership without membership dues, but championship-golf play has rates. Compare the charges for the home and activities you expect to use, not an estimated neighborhood-wide total.

Resale here or a new home elsewhere?

A resale here may suit you if

  • Compare an existing home’s actual layout, garage, condition and location within the village.
  • Review its deed, tax bill, bond status and approvals for alterations before deciding whether it fits.

A new-home search elsewhere may suit you if

  • You want to compare new-home options; no current new construction in this village was established for this guide.
  • You are prepared to check each other community’s own restrictions, amenities and costs rather than assume Unit 105 terms apply.

Verify rental terms rather than assuming them

A provision in the Unit 105 declaration permits a small window-displayed sign advertising a home for sale or rent. It does not, on its own, say whether short-term letting is permitted or establish a minimum rental term. If you are considering renting a home, first identify its recorded unit and obtain the current governing documents and applicable restrictions for that address. Ask about the proposed use directly rather than inferring permission from an advertising rule. The same property-specific approach matters if you plan to live in the home part time and want to understand what uses are allowed while you are away.
