Shared maintenance and your responsibilities

The community's published service package describes services, not a current budget or a complete allocation of repair costs.

  • Landscaping and grounds

The published package lists landscape maintenance, irrigation and arbor care, covering routine attention to shared outdoor surroundings.

  • Pest protection

Pest control and a termite warranty are listed services. Review their scope separately from responsibility for repairs.

  • Utilities and collection

Listed services include water/sewer, cable/internet, telephone and domestic trash collection. Electricity is individually metered.

  • Cleaning versus major repairs

Annual exterior pressure cleaning excludes the roof. Documents determine roof, structural and terrace waterproofing repair obligations.

Read the documents behind the floor plan

We recommend reviewing the declaration and amendments, association articles, bylaws, rules, current budget, financial statements and association FAQ before committing to a condo. Add reserve studies and inspection reports where applicable. Together, these explain unit boundaries, common and limited-common elements, insurance, assessments, use restrictions and shared-building repair obligations. Ask specifically about roofs, structural work, terrace waterproofing, windows, doors and HVAC, rather than assuming exterior services cover every repair. An individual unit's number of stories does not establish inspection requirements. For the separate cost discussion, see our Spectrum Resort HOA fees page.

Terraces, parking and the route to your door

The documented terraces add outdoor living space, but terrace use rights are separate from permission to alter finishes and responsibility for repairs. Published resort parking guidance places parking near the front rather than directly outside units; it does not establish an owner's parking entitlement. Check the specific condo's parking allocation, unloading arrangements and route to the entrance. Walk that route with groceries or luggage in mind, noting stairs and entry access. A single-level interior does not necessarily mean a step-free journey to your door.

Shared amenities and Reunion membership

Spectrum's clubhouse, fitness facilities, pool with cabanas, games facilities and children's play space provide recreation beyond your condo. Its Reunion Resort location in the Kissimmee area also offers access to I-4 and State Road 429. Keep association services, Spectrum club setup and Reunion membership separate when comparing ownership costs and privileges. The Reunion membership process at Spectrum involves a post-closing application and account activation. Review the property's eligibility, current charges and owner and family access terms rather than assuming every amenity is included or membership transfers automatically with a resale.

Understand the scope of the market figures

The area statistics below cover the whole saved Spectrum Resort boundary, including condos and phase-two townhomes, across all property types, bedrooms and prices. They are not condo-filtered figures. The completed-sale cards show nearby radius sales centered near the first listing returned by this page's condo search. Those sales are not restricted to the same enclave, property type, bedroom count or price. Use them as evidence of nearby activity, not as a valuation of a particular condo.
