Look beyond the monthly assessment
Before you compare monthly payments, request the adopted budget, effective assessment schedule, recent financial statements, reserve balances and studies, and board minutes for the residence’s association. Review any approved special-assessment notices and payment schedules alongside insurance information and the provisions dividing maintenance between you and the association. Routine dues, special assessments and owner-paid repairs belong on separate lines in your cost comparison. These records help you understand what the regular payment funds and which responsibilities remain yours; requesting them does not imply a problem with the community. A lower advertised fee alone cannot establish lower overall ownership costs when service scope, reserves and maintenance obligations differ.
