Condos and townhomes within Reunion

Spectrum Resort homes for sale: Reunion membership

Compare Spectrum Resort homes for sale with membership in mind. We help you separate local facilities, shared Reunion Club benefits and the ownership questions attached to each home.

How Reunion membership applies to Spectrum

When comparing Spectrum Resort homes for sale, treat Spectrum Resort membership as part of the shared Reunion Club framework, not a separate Club tier. Spectrum sits within Reunion, but the individual property and its condo or townhome phase determine which arrangements are mandatory or available. We recommend checking those obligations before choosing a home, rather than assuming membership is optional or every resale qualifies. Use our Reunion membership page for the shared framework and our Spectrum Resort page for the broader community picture.

Local Spectrum facilities and wider Reunion amenities

Local facilities and wider Club benefits serve different needs. Confirm the access attached to your chosen home rather than assuming everything is included.

From purchase checks to membership activation

Resolve the purchase questions first, then complete the activation process after closing.

  1. Check the property and phase

Before committing, request written confirmation of the home's membership status and the obligations attached to its condo or townhome phase. Identify which arrangements are mandatory and which may be available to you.

  2. Establish resale eligibility

For a resale, ask the Club whether the property qualifies for membership reissue and which category is actually available. Establish the purchaser's requirements rather than assuming the seller's membership passes over unchanged.

  3. Confirm costs and benefits

Obtain current initiation, recurring and usage charges alongside application requirements and deadlines. Confirm the benefits that matter to you, including family or co-owner privileges, and keep local club and HOA assessments separate.

  4. Apply and activate after closing

After closing, complete the required membership application and account setup for activation. Closing alone does not activate access; confirm with the Club when your account and approved privileges are ready to use.

Separate membership costs from HOA and local club charges

Build your ownership budget from separate components: Reunion initiation charges, recurring membership dues and usage charges, plus any Spectrum club assessment and HOA assessment. Do not treat one payment as covering every facility or obligation. Request a current, property-specific breakdown showing what each charge covers, when it is due and whether any concession applies to your purchase. The relevant condo or townhome phase matters, so avoid carrying assumptions from another home into your budget. Our Spectrum HOA fees page covers the related association-cost questions.

Your membership and your guests' access

Plan around who will use the amenities, not just whether a home mentions membership. Your personal owner privileges do not automatically extend unchanged to accompanied visitors, unaccompanied guests or paying rental guests. Membership cards cannot simply be lent, and eligible rental guests use approved access arrangements, including water-park wristbands. Guest eligibility varies by home, while unaccompanied access requires approval. If hosting others is part of your plans, confirm their rights separately from your own. Amenity access rules do not establish whether the property permits short-term rentals.
