About these comparison listings

The live comparison uses the saved mapped area or selected communities. Confirm the actual home's rights, condition and ownership arrangements; the grid is not a membership, management or rental-eligibility certification.

First, check which Windermere you mean

Compare Windermere homes for sale around the routines you want your home to support. We help you distinguish the town, mailing addresses and each property's actual setting and access rights.

Living in Windermere, Florida can mean owning within the incorporated town or owning elsewhere in the much larger Windermere postal area. The town describes its limits as approximately 2.2 square miles. A Windermere mailing address by itself does not make a homeowner a town resident or establish eligibility for resident-only facilities. Before you compare access to parks or picture your daily routine, check whether the parcel is inside town limits. The town’s frequently asked questions explain the distinction and give you a useful starting point.

Town limits versus mailing address

The town’s frequently asked questions explain why a Windermere mailing address is not proof of town residency.

Everyday destinations around the town center

Town Square Park sits between West 5th and 6th Avenues and includes basketball courts, benches and Town Hall. The town lists a Friday farmers market there, weather permitting. The Windermere Branch library is at 530 Main Street. These are tangible places to include when you test what daily life would look like from a prospective home. How easily you reach them, and whether you would walk or drive, depends on that address rather than the Windermere name on the listing. What to check near a prospective home

Nearby facilities are most useful when you know how you would reach them and whether you qualify to use them.

  • Town-center destinations

Town Square Park and the Windermere Branch library offer specific destinations. Check their convenience from the home, not just its mailing address.

  • Resident-access parks

The secured courts at Park Among the Lakes are for eligible town residents. Confirm the parcel and current access requirements.

  • Boating access

A dock, a pedestrian gate and a vehicle boat ramp may have different access conditions. Verify the facility you intend to use.

  • Address-specific services

School assignments and water and wastewater arrangements require checks tied to the actual home.

Test the routes you would actually use

A Windermere address does not tell you how convenient Town Square Park, the library or your routine errands will be from a particular home. Try the routes you expect to use at the times you would normally travel, and consider whether a trip you would make often feels practical. The town identifies cut-through traffic as a local issue, so a map alone may not capture what a route feels like. Compare the daily pattern of each address rather than assuming the wider postal area shares one town-center lifestyle.

Parks and courts: confirm resident access

Park Among the Lakes has secured tennis and pickleball courts for eligible town residents. The town says residents need proof of residency to obtain codes for gated parks. If access matters to you, first confirm that the property is within town limits, then check the current eligibility and entry arrangements with the town. A listing that mentions nearby courts does not establish that you can use them. Proximity and access are different considerations when comparing homes.

Lake access is not one-size-fits-all

Fernwood Park has a dock and boat ramp, but pedestrian gate access and vehicle access to the ramp have different requirements. A nearby home or lake view does not establish permission to use either. Orange County also lists a public Lake Down Boat Ramp at 9619 Conroy Windermere Road and notes that it has no public parking. If boating is part of your plans, check the current status and rules for the specific facility, including any pass arrangements, before treating access as a feature of a property.

Check schools by the home’s address

If schools matter to your move, use Orange County Public Schools’ Find My School tool with the student’s proposed home address. Do not rely on a Windermere mailing address, a ZIP code or a school mentioned alongside another listing to determine an assignment. The district cautions that lookup results may not yet reflect rezoning approved during the current school year. Check the address you are considering and follow up with the district about any current changes before making a decision around a particular school.

Utilities and upkeep are property-specific

The town says it does not provide water or sewer service. Depending on the home, you may find a private well or septic system, or a connection to Orange County Utilities. Ask what actually serves the address and who is responsible for maintenance rather than inferring the answer from a neighboring property. If a home has a septic system, arrange an assessment as part of your property review. The town’s frequently asked questions offer a starting point, but the condition and responsibilities of the home you choose need their own checks.

An address-by-address buying checklist

Move from location questions to the systems, documents and risks of the particular home.

  1. Verify the jurisdiction

Check the parcel against town limits. The town’s frequently asked questions explain why the mailing address is not enough.

  2. Check access and schools

Confirm current park or boat-access requirements if those facilities matter to you. For schools, use the OCPS lookup with the home address and check for current rezoning.

  3. Identify the utility systems

Identify the home’s actual water and wastewater arrangements, their condition and who maintains them. Arrange a septic assessment if relevant.

  4. Review association documents

If the property is in an association, request its current governing documents, assessments, maintenance responsibilities and rules.

  5. Check flood and insurance details

Review parcel flood information and obtain insurance information for the specific home, especially if you are comparing waterfront properties.

Read the association documents, if there is one

If a home belongs to an association, ask for its current governing documents, assessments, maintenance responsibilities and rules. They can clarify which tasks fall to you and which, if any, are handled through the association. That distinction matters for everyday use and when you plan to leave a second home unattended. Check any advertised shared amenity against the documents rather than assuming access comes with ownership. A Windermere address alone does not tell you whether a property has an association or what its arrangements include.

Waterfront appeal and property-level checks

If you are comparing waterfront homes, consider how you would use the setting as well as what the parcel and property records show. Review flood information for each parcel and obtain insurance information for the specific home; a general impression of the neighborhood will not answer those questions. Confirm any claimed dock or boat access separately, including what belongs to the property and what depends on a park’s rules. A lake view can be part of the appeal without establishing a boating right.

Plan around the property, not a generic cost figure

The Orange County Property Appraiser’s parcel search and tax estimator can help you investigate a home you are considering. Use them for that address rather than carrying a figure from another property into your plans. The appraiser’s homestead information concerns qualifying permanent residences; a second home should not be treated as automatically eligible. Likewise, request current association assessments where applicable and obtain home-specific insurance information. Together, these checks give you a more useful picture than a single area-wide cost estimate.

Primary residence or second home?

For a year-round home, pay particular attention to your routine routes, address-specific school information if relevant, and how often you would use nearby destinations. For a second home, think through what happens between visits: who will monitor the property, what its utility systems require and which maintenance tasks are yours. Neither plan changes the need to verify town status, facility access and the home’s actual services. We recommend comparing those details alongside the way you expect to spend time there.
