Start with the association that actually bills the property

When you compare Storey Lake Resort homes for sale, an advertised fee is only the start of the Storey Lake Resort HOA fees picture. We would identify the association billing that address, any applicable condominium association and club charges, then check the parcel's CDD assessment separately. Florida records identify The Cove Resort at Storey Lake Community Association; the former Storey Lake Master Association merged into it, so a second current master charge should not be presumed. Explore the wider Storey Lake Resort community as you build your shortlist.

Compare costs by property type, not one resort-wide rate

These are questions for the applicable documents, not a list of services included in every fee.

What the current CDD budget can and cannot tell you

The Shingle Creek CDD's FY2027 budget lists annual gross per-unit operating and maintenance amounts of $454 for single-family, $284 for townhomes and $241 for condo/multifamily. It also lists alternative debt components: single-family $1,691 for Series 2019 or $1,445 for Series 2026; townhome $1,057 or $903; condo $850 or $768. Do not add both debt series. These district categories do not establish the assessment for every Storey Lake address; match the parcel to its assessment roll. For other ownership expenses, see our villa ownership cost guide.

Which maintenance is paid for, and by whom?

The Shingle Creek CDD budget funds district common-area landscaping, streetlighting, pond maintenance, drainage repairs and irrigation repairs. That does not establish who maintains your lawn, home or private pool. For a detached home or townhome, compare the current responsibility schedule with the fee notice: who handles pool equipment, the roof, exterior painting, insurance and utilities? For a townhome, check shared-building work as well. We would confirm each inclusion in the applicable documents rather than assume it from the property type.

Hideaway and Bronson: assess amenities separately from dues

Consider the facilities you would use, then check what your property's club agreement actually provides.

  • Hideaway Club

At 4715 Kings Castle Circle, Hideaway lists a pool, lazy river, waterslides, splash pad and fitness center.

  • Bronson Club

At 2700 Reading Trail, Bronson lists a pool, lazy river, pirate-ship play feature, gym and arcade.

  • Check property-specific access

For the home you are considering, check the club agreement for access, what dues include and any separate activity charges.

The extra document review for a Terraces condo

For a Terraces condo, first identify which condominium association governs the unit. Its documents set the line between common elements and your individual responsibilities. Review the current budget and reserves, building insurance and deductibles, any applicable inspection material, and whether recreation charges are separate. Do not assume a roof, window or balcony is covered simply because it is part of a condominium building. Our Florida condo documents guide explains what to request and how to organize your review.

Read market figures alongside parcel records

The snapshot covers all property types in the saved Storey Lake Resort area, not just condos, townhomes or detached homes. Recently sold cards show completed sales near the first property returned by the same search; those sales may fall outside the resort boundary or involve another property type. Neither set of market figures tells you an individual home's HOA dues or CDD assessment.
