    Life at The Pearl

The Pearl is Regency's private amenity center. Check the governing documents for the access that comes with a particular home.

    • Pool and spa

A pool and spa offer places to swim or unwind close to home.

    • Fitness and yoga

Fitness and yoga spaces support a routine within Regency's private amenity center.

    • Court sports

Tennis, pickleball and bocce courts give owners several ways to play.

    • Golf simulator

The golf simulator is an indoor amenity, not a golf-course playing right.

    • Creative and social spaces

Art space and social rooms provide settings for activities and gatherings.

    Location and everyday surroundings

Regency sits off Northlake Boulevard in Avenir's western Palm Beach Gardens setting. Avenir promotes open space and trails, which may appeal if you want room for outdoor time as part of daily life. Separate what you can use today from what is still being developed: the developer's 2026 update described Avenir's Town Center as under construction, so planned retail should not be treated as an established neighborhood convenience. Nor does ownership at Regency confer access to every Avenir clubhouse. The city describes the Blue Heron clubhouse as serving eastern Avenir neighborhoods and specifically excludes Regency.

    Lifestyle appeal and practical trade-offs

    May suit you if

    • You prefer a single-story home and want to compare two collections of single-family designs.
    • The Pearl's pool, activity spaces, courts and social rooms suit the way you expect to spend time at home.

    Take a closer look if

    • Your decision depends on access to an amenity outside Regency; verify the rights attached to the particular home.
    • You need a complete picture of association, amenity and district charges before setting your ownership budget.
    • You expect Avenir's planned Town Center facilities to be available for everyday errands immediately.

Understand the age and occupancy rules

Regency's published association rules say at least 80% of units must be occupied by someone aged 55 or older. That is a community-wide occupancy requirement, not an automatic entitlement for a buyer under 55 to occupy a particular home. The same published rules say no one under 18 may be a resident. If household composition matters to your plans, ask for the current governing documents and check eligibility for the specific property and intended occupants before entering a purchase agreement. Do not rely on age rules from another community.

Budget for association and district costs

Build your ownership budget from the obligations attached to the home, not a single advertised community fee. Confirm neighborhood and master-association charges, what they cover and whether any separate club-related charge applies. The Avenir Community Development District says its annual assessments combine operations and maintenance with debt service and appear in the non-ad-valorem section of the property-tax bill. Check the district assessment for the parcel and its current tax bill alongside the association documents. These are distinct charges, and a figure for one property should not be assumed to apply to another.

Check leasing rules before relying on a rental plan

The published Regency association rules say a prospective lessee must be at least 55. Before occupancy, they call for an affidavit, an age-verification form and the proposed lease. The rules also say subleasing requires board approval. They cite a one-year wait from the homeowner's recorded deed date under the builder's contract, but that reference should not be assumed to govern a particular resale. If leasing is important to your purchase, review the current declaration, rules and applicable contract for the home. These published rules do not establish permission for short-term rentals.

    New construction or resale?

Builder-published designs and move-in-ready homes do not establish which resales are available.

What to verify for a particular home

Before deciding on a home, request its current declaration and association rules, along with the purchase contract that applies to your transaction. Ask for neighborhood and master-association charge details, what each charge covers and whether a separate amenity charge applies. Review the parcel's tax bill and CDD assessment rather than relying on a community-wide estimate. For a resale, examine its condition and included features; for a builder home, confirm the selected plan and finishes in the contract. Association rules can change, so use current documents when checking eligibility, access and leasing.
