Where is Westhaven at Ovation?
Westhaven at Ovation homes for sale offer townhome and detached-home choices in Horizon West's Village I in unincorporated Orange County. We help you compare builder offerings and resales by actual plan, homesite and completion status. A Winter Garden mailing address does not place the community inside city limits.
Three collections to compare
Toll Brothers markets the Townes, Bungalows and Retreat collections. Compare the plans and included features of the specific home.
Townes
Townhomes offer a different layout and outdoor-space choice from the community's detached-home collections.
Bungalows
Detached homes to compare if you prefer a separate house; review individual plans and homesites.
Retreat
Detached designs include the single-story Jensen and larger two-story options.
Builder homes and potential resales
Toll Brothers advertises home designs and quick-move-in homes at Westhaven at Ovation, so a buyer may have a route to purchase directly from the builder. Separately owned homes may also come up for resale. The two routes call for different questions: with a builder home, compare the selected homesite, included finishes, options and purchase terms; with a resale, examine the home's condition, existing improvements and seller disclosures. Availability and terms can change, so we can help you assess a particular property rather than assume every collection has the same choices. For a wider view, explore new construction in Winter Garden, which is not a Westhaven-only search.
Choosing a home and homesite
Start with the way you would use the home: consider whether a townhome or detached layout suits you, then compare individual floor plans and outdoor space. For each available property, look at the homesite's position and outlook as well as what lies beside and behind it. Ask which finishes and features are included and which are optional. A community site plan alone does not tell you which lots remain available, and a particular lake or preserve view, or access to one, should not be assumed from a collection name or marketing image.
Planned community amenities
The builder describes a pool, clubhouse, fitness center and dog park as future amenities. Its amenity display also depicts a fire pit and tot lot. These plans may shape how you picture everyday life at Westhaven at Ovation, but they do not establish that any facility is open today. Before choosing a home, ask which amenities are included in the community plans, when access is expected to begin and what the association documents say about their use. That distinction matters if a particular facility is central to your decision.
Understand the full ownership costs
Before committing to a property, request the applicable association documents and current dues, then review parcel-specific property taxes and any assessments. Orange County's April 23, 2024 approval of a Westhaven at Ovation municipal service benefit unit addresses streetlighting and retention-pond maintenance; it is not a current cost schedule for an individual home. Check the documents and parcel information for the home you intend to buy so you can understand its obligations alongside its purchase terms.
The setting and everyday decisions
Westhaven at Ovation's Horizon West location may appeal if you want to compare several communities within the Ovation area while keeping the character of your particular homesite in focus. Compare Lake Star at Ovation and Harvest at Ovation for other home collections and community settings. For a household making school plans, the builder identifies Orange County as the school district, but a district name is not an address-specific school assignment. Use OCPS Find My School for the property you are considering, and weigh its location and layout against your own daily routines.

Explore your next home
If a home catches your eye, ask us to help check its recorded subdivision, purchase terms and ownership documents before you compare it with other options. That is especially useful here, where a Winter Garden mailing address or a nearby street name does not establish community membership. The general property search below covers a broader area and should not be read as a verified Westhaven at Ovation inventory.
