Verify the actual floor plan and living area for each listing.

How should I assess a private pool and screened terrace?

Accepted Answer

Look past the pool photo to the usable terrace: is there room for the seating you want, and how much shade and privacy does it offer? Inspect the surface, pump, heater, screened enclosure, decking, drainage and safety features. Request equipment ages and service records, and check the pool’s actual dimensions rather than relying on an original plan for another home.

Which condition records and building systems deserve attention?

Accepted Answer

Ask for available roof and exterior records, then assess HVAC, the water heater, appliances, bathrooms and flooring. Look for signs of past leaks and ask what work has been completed or remains outstanding. An HOA role in exterior repairs does not replace an inspection of the particular building and its systems. We would compare records with what you see at the property.

Are furnishings shown in photos included in the purchase?

Accepted Answer

Not necessarily. Listing photos show how a property was presented, not what transfers under a sale. Ask for an itemized inclusion and exclusion list covering furniture, electronics, themed fittings, outdoor pieces and appliances. Compare that list with the property in person and make sure the agreed inclusions are recorded in the purchase documents. Do not assume a previously furnished home sells furnished.

Who handles the roof and exterior of a Solterra townhome?

Accepted Answer

The district’s published responsibility schedule assigns repairs to fully insured townhome roofs and exterior buildings to the HOA. Before you rely on that division for a purchase, review the selected parcel’s current governing documents, insurance arrangements and assessment information. We would also check the building’s condition and any outstanding work, regardless of which party is assigned a repair.

How do HOA dues and CDD assessments differ?

Accepted Answer

HOA dues and CDD assessments are separate ownership obligations. The district explains that CDD assessments generally include infrastructure bond repayment and an operations and maintenance component set through its annual budget process. Ask for the current HOA information and the selected parcel’s CDD assessment details rather than assuming a charge quoted for another home applies to yours.

Which shared facilities should I check before buying?

Accepted Answer

Established facilities include a clubhouse, gym, café, community pool, waterslide and lazy river. When we checked on November 1, 2026, the clubhouse pool and lazy river were temporarily closed for improvements, although the amenity center remained open. Check the current reopening arrangements before planning around these facilities. Check current operations and the access rules applicable to your intended use before making plans around a facility.

How can I check whether a townhome suits my personal-use or letting plans?

Accepted Answer

Start with how you expect to use the specific property, then review its current governing documents and any applicable restrictions before purchasing. A home’s prior use or a nearby property’s arrangements do not establish permission for yours. If letting is part of your plan, confirm the rules and any required approvals for that parcel rather than assuming every Solterra townhome qualifies.
