Where Lakes of Windermere fits in Horizon West
We help you compare Lakes of Windermere homes for sale in Horizon West's Lakeside Village. We assess the actual house, porch, garage arrangement and outdoor space, then establish the association and recreation rights attached to its section. A Windermere mailing address differs from living in the incorporated town, and nearby Lake Reams townhomes or Lakeside condos have separate ownership arrangements.
A quick look at the area
Compare the property and its association as carefully as the community name.
More than one housing type
County records distinguish Lakes of Windermere phases, Lake Reams townhomes and separately named nearby condos. Check each listing’s property type.
Principal HOA recreation
The principal HOA lists a pool, sports facilities and three playgrounds for its residents and guests. Confirm eligibility for the home you choose.
A shared pier
The principal HOA lists a shared pier on Lake Sawyer Drive. Its presence does not establish private frontage or boating rights for a home.
Lakeside Village shopping
Publix at Lakeside Village Center, 7880 Winter Garden Vineland Road, provides a concrete reference point for everyday shopping.
Understand the homes behind the names
Lakes of Windermere is not a label for one uniform property type. Orange County’s subdivision index distinguishes Lakes of Windermere phases, Lakes of Windermere-Peachtree and Lakes of Windermere-Lake Reams Townhomes phases. It also names Lakeside at Lakes of Windermere as a condominium and lists The Sanctuary at Lakes of Windermere separately. Those names matter when you compare a detached home, a Lake Reams townhome or a nearby condo: a similar address or development name does not establish identical ownership arrangements. Check each listing’s parcel, recorded property type and applicable association before comparing its facilities or obligations with another home.
Porches, elevations and everyday layout
Victorian, Craftsman and Classic-inspired elevations, porches and front- or rear-entry garages shape the principal Lakes of Windermere streetscape. We compare how the actual porch, garage and living rooms work together around your routine. Nearby townhome and condo communities have separate layouts and ownership arrangements.

Recreation within the principal HOA
The principal Lakes of Windermere HOA includes a pool and sun deck, tennis, volleyball and basketball facilities, and three playgrounds. We compare each home's position and establish eligibility for these spaces. A nearby home in a separately named development does not automatically share those recreation rights.
What the lake setting does and doesn’t tell you
The principal HOA lists a gazebo and walking sidewalk at Pine Loop Park, along with a pier on Lake Sawyer Drive for residents and guests. These shared spaces may be part of how you enjoy the neighborhood, but a pier is not the same thing as private waterfront ownership. Nor does a lake-facing view, by itself, establish access from a particular lot or permission to use a boat. If the water setting is central to your choice, look beyond listing photos: check the parcel boundaries and the property’s association documents for the rights that actually accompany the home.
Shared amenities, public park and nearby condos
An amenity’s location does not tell you which association provides it. Orange County’s public Lakeside Village Park at 10820 Village Lake Road is separate from the recreation facilities listed by the principal Lakes of Windermere HOA. The separately named Lakeside at Lakes of Windermere condominium has its own association facilities, including a clubhouse, fitness center and pool. If you compare a house with a nearby condo, ask which facilities each property’s association maintains and whether the property qualifies for their use. That gives you a clearer picture of what comes with each purchase.
Shopping and the wider Lakeside Village setting
For an everyday point of reference, Publix has a store at Lakeside Village Center, 7880 Winter Garden Vineland Road. As you compare listings, look at where each home sits in relation to that shopping location and the wider Lakeside Village area. A property that appeals for its porch, shared recreation or lake view still needs to work for your regular errands and routines. Comparing actual addresses helps you make that judgment without treating every home in the search area as though it occupies the same spot.
Check the association before you choose a home
If you hope to change an exterior finish, porch or other visible feature, association rules deserve attention before you buy. The principal Lakes of Windermere HOA reviews exterior changes under architectural guidelines and provides an online application process. A similarly named townhome or condo may have different requirements or an additional association. For the specific property you are considering, review its association documents to establish current assessments, amenity eligibility and the approval process for planned changes. We can help you frame those questions while you compare homes.
