Townhome choices in Davenport and Haines City

Our search for Polk County homes for sale focuses on townhomes throughout this Florida county, with no starting price or bedroom limits. Two communities illustrate choices to consider. Grandview Townhomes in Davenport has three-bedroom layouts, plus a pool, playground and dog park. Crosswinds Townhomes on Power Line Road in Haines City has two-story, three-bedroom layouts with 2.5 bathrooms and one-car garages, along with a pool and playground. These amenities belong to the individual communities, not every townhome neighborhood. Whether you plan to live here year-round or use a second home, compare bedroom placement, stair use and garage space alongside the shared facilities you would actually enjoy. These examples do not limit your countywide search.

What do you own with a townhome?

Townhouse identifies the property type in your search, but it does not establish the legal ownership structure. A condominium parcel includes a unit and an undivided share of common elements, with ownership boundaries established by the declaration. Do not assume every attached home includes a separately owned house-and-land lot. Review the property's documents to establish what you own, what is shared and what you may use exclusively. Land ownership and maintenance responsibility are separate questions. For condominiums, the association generally maintains common elements, but the declaration can allocate certain limited-common-element duties and costs differently. That distinction matters when comparing a private patio, an exclusive-use yard or shared grounds.

Check who maintains each part of the property

There is no countywide maintenance package. Read each property's declaration and governing documents before comparing upkeep obligations.

  • Roof repair and replacement

Check the declaration for who handles roof repairs and full replacement. Routine upkeep and replacement costs need separate attention.

  • Exterior paint and shared walls

Use the governing documents to identify responsibility for exterior paint and shared walls, rather than assuming all exterior work is included.

  • Landscaping and outdoor areas

Confirm who maintains landscaping, irrigation, patios and exclusive-use yards. Owning land does not by itself establish who must maintain it.

  • How maintenance is funded

Review budgets, reserves and assessment provisions. Association responsibility does not make work free or mean regular dues cover every cost.

HOA dues and CDD assessments are different

Not every townhome has both charges. Polk County distinguishes value-based property taxes from non-ad valorem assessments; check each applicable cost.
