Compare the settings, then the building
Pinellas County includes cities and unincorporated communities. Compare the specific address, not just the city name, against how you want to spend your days.
| Aspect | Location | Everyday setting | What to check at the building |
|---|---|---|---|
| Waterfront culture | Downtown St. Petersburg | The St. Pete Pier, museums and public waterfront recreation provide a cultural and outdoor setting. | Check pedestrian routes and nearby SunRunner stops, rather than assuming every address has equivalent access. |
| Gulf beach setting | Clearwater Beach | A Gulf barrier-island setting with Pier 60, shops and restaurants; Sand Key Park lies south of Clearwater Pass. | Confirm the building's location, beach access and parking rights. A Clearwater address does not mean beachfront. |
| Trail or causeway | Dunedin | Downtown shops and cafes sit along the Pinellas Trail; the causeway and Honeymoon Island offer coastal recreation. | Distinguish downtown or trail-adjacent access from a causeway-area address when comparing your daily routine. |
| Bayfront and Main Street | Safety Harbor | Main Street, the Old Tampa Bay waterfront and Philippe Park offer an alternative to Gulf beach communities. | Check actual routes to Main Street and parks. Bayfront surroundings do not imply Gulf views or sandy-beach frontage. |
| Parks and gardens | Largo and Seminole | Largo Central Park, Florida Botanical Gardens, Lake Seminole and Boca Ciega Millennium Park offer recreation. | Compare each address's access to the parks you would use; location alone does not establish price or flood risk. |
Your unit and the shared building
When comparing Pinellas County homes for sale, look beyond a condo's interior to understand what ownership includes. You own your unit and an undivided interest in common elements, while the association has separate responsibilities for maintaining, repairing and replacing shared components. A renovated kitchen does not resolve questions about shared repairs or how they will be funded. For everyday living or a second home, check parking and storage documents, too. Establish whether a space is assigned, reserved as a limited common element or otherwise conveyed, rather than assuming photographs establish exclusive use.
Records to review before you commit
Read these records together. A low asking price or refreshed interior does not tell you how the association funds and manages the shared building.
Current budget and financial statements
Compare planned spending with the financial statements to understand how the association budgets for shared operations and building needs.
Regular assessments and special-assessment notices
Review regular charges and special-assessment notices to identify documented owner obligations beyond the condo's asking price.
Meeting minutes and shared repair projects
Read meeting minutes alongside repair-project records to understand what work has been discussed, approved or documented as completed.
Inspection reports, reserve studies and follow-through
Where applicable, read inspection reports and reserve studies, then examine recommended work and the association's documented response.
Look beyond the association's insurance
Association insurance and your unit-owner coverage address different responsibilities. Association premiums are common expenses, but paying your assessments does not replace reviewing your own policy. Ask an insurance professional to examine the actual master policy, its deductibles, your unit policy and any loss-assessment coverage together. A unit-owner policy can address personal property, liability and some structural interests, subject to its terms. Do not assume loss-assessment coverage pays every assessment the association levies. Most homeowners policies do not cover flood damage, so discuss that exposure separately when evaluating a particular condo.

Nearby sales: understanding the sample
Nearby sales show completed transactions within a radius of an eligible property in the Pinellas County condo search. The surrounding sold properties do not necessarily match every search filter. Treat them as a local sample, not county-wide totals or a condominium-only sales measure.
