Look more closely at your preferred location

When comparing Osceola County homes for sale, condos in FL offer choices for everyday living or a second home. We help you look beyond the floor plan to the setting, shared facilities and ownership responsibilities. Our Kissimmee location guide, Windsor Hills community guide and Reunion community guide provide broader neighborhood context without narrowing your search to those destinations. This page's condo search covers the full county, including incorporated and unincorporated areas, and selects condominiums rather than every property type within a community.

Check the unit, building and association

Separate the condition of your unit from shared building obligations and association decisions. Each can affect your ownership experience.

  • Inspect the individual unit

Inspect windows, doors, balconies, plumbing and air-conditioning, including signs of water intrusion and repairs that need attention.

  • Clarify building access and responsibilities

Confirm parking and storage rights, stairs or elevator access, and who repairs each component. Do not assume all exterior work is shared.

  • Review association documents

Request the declaration, amendments, bylaws, rules, budget, financial statements and meeting minutes through the seller and association.

  • Check planned work and use restrictions

Review outstanding work, proposed or approved special assessments, and rules governing pets, renovations and your intended personal use.

Understand structural reports and reserve funding

A milestone inspection addresses a building's structural condition; a structural integrity reserve study, or SIRS, addresses funding for future repairs and replacement. Applicability depends on the particular building and statutory criteria, not simply its inland location. Establish which reports apply, whether they are completed or outstanding, and what required work remains. Read completed reports alongside reserve balances, funding plans, proposed or approved assessments and association borrowing. These pieces together give you a clearer picture than the current fee alone. A building outside SIRS requirements still has maintenance costs and may have other reserve obligations.

Compare fees and insurance beyond the asking price

Compare each association's actual budget and fee inclusions rather than assuming utilities, exterior maintenance, building insurance and amenities are covered. Where applicable, community development district assessments are separate charges itemized on the property-tax statement. Association insurance and your unit-owner HO-6 policy serve different purposes: the latter can include personal property, liability and some structural coverage. Review both policies' responsibilities, limits, exclusions and deductibles with a licensed insurance professional so you understand where your own coverage is needed. Loss-assessment coverage depends on the policy and the covered loss. It is not blanket protection against special assessments for maintenance or reserve funding, so those potential obligations need their own review.
