Look beyond the unit's asking price

A condo purchase involves your unit, the shared building and the association. Read the declaration, bylaws and current rules alongside the financial records.

  • Unit condition is only part of the picture

Assess the unit and shared building separately. Review association repair contracts and minutes for planned work beyond the unit's interior.

  • Establish who maintains what

Check the declaration for balcony, window and door duties, including limited common elements. Do not assume every shared repair is the association's.

  • Understand association obligations

Review budgets, recurring charges, approved assessments and reserve funding together. Current dues do not mean every future repair is funded.

  • Verify parking and storage rights

Confirm parking and storage allocations, exclusive-use rights, guest arrangements and rules in the documents rather than assuming they come with the unit.

Match your insurance to the building's coverage

When comparing Duval County, FL condos for sale, consider how the association's insurance and your own condominium policy work together. Association premiums are a common expense, but dues do not insure every loss. An HO-6 policy can cover personal property, liability and some structural interests, subject to its terms. We encourage you to review the master policy, deductibles, proposed unit coverage and loss-assessment provisions together, so you understand the responsibilities attached to each property. Loss-assessment coverage does not automatically pay every special assessment, and a shared-repair bill is not necessarily an insured loss.
