A distinct community within Ridgewood Lakes

We help you compare Del Webb Orlando homes for sale within this distinct 55+ community at Ridgewood Lakes in Davenport. We assess the actual home, outdoor space and upkeep alongside the recreation and resident activities you want to use. Del Webb Orlando has its own ownership and occupancy arrangements, so we keep it separate from other Ridgewood Lakes neighborhoods as you build a shortlist.

Home styles to explore

The builder identifies Summerwood as a one-story, single-family design at Del Webb Orlando. Its archived community designs include Abbeyville, Martin Ray, Noir Coast, Steel Creek and Taft Street. These names offer a starting point for understanding the range of documented plans, but they do not tell you which designs, if any, are currently for sale. When a particular property interests you, look at its actual floor plan and condition. The details of the home you can buy matter more than an archived description of its model.

Amenities for residents and visiting family

The association identifies these facilities for Del Webb Orlando residents. Check access rules and any activity charges that matter to you.

A gathering place for community activities and resident clubs.

What the amenities mean for owners

A clubhouse, pools and recreation spaces give you ways to build activities into an ordinary week, while resident clubs offer opportunities to meet neighbors. If you expect to use particular facilities regularly, ask the association about access rules and any activity charges. White Heron Golf Club is a nearby public course operated separately from Del Webb Orlando. Owning a home in the community does not, by itself, include golf access or a membership. Consider these facilities for the lifestyle they offer you, rather than as a measure of a home’s value.

Living in Davenport

Del Webb Orlando is in Davenport, Polk County, despite the Orlando in its name. That distinction matters when you consider your everyday destinations and compare communities. Beyond Del Webb Orlando’s resident facilities, Davenport has public parks and the Tom Fellows Community Center. Those are city facilities, not amenities provided through Del Webb Orlando ownership. As you decide whether the location fits your plans, consider the places you expect to visit routinely and assess the route from an individual home rather than relying on a general description of the Orlando area.

Understand the age and occupancy rules

The association requires age verification for every resident, including tenants. At least 80% of occupied homes must have an occupant aged 55 or older. Subject to that threshold, the board may approve occupancy with an occupant aged 45 or older; that provision is not automatic approval for an individual household. Other co-occupants must be at least 19. Visitors may stay up to 90 days in a calendar year, and additional amenity rules apply to younger guests. If family visits or a particular household arrangement matter to you, review the current rules before buying.

Leasing requires a closer look

If you might lease your home later, review the community’s rules before making plans. The association’s buyer FAQ says an owner must live in the home for at least one year before leasing, a lease must last at least one year, and tenants need age-compliance approval. Its governing-document index records a November 2022 amendment adding rental prohibitions. Request the applicable governing documents and amendments, and confirm the current procedures with the association before relying on a proposed lease.

HOA, master-association and other costs

Owners pay both the Del Webb Orlando HOA and the Ridgewood Lakes master association. The community association states that its 2026 assessments are $282 monthly for most homes, or $333 in Vista Grande and Vista Bella, including a $51 landscaping charge. It lists a further $850 annually for the master association, collected in two installments. The builder says there is no CDD fee; confirm charges for the specific property, covered services and any optional activity or golf costs. The association’s FAQ cites a $1,500 resale capital contribution as of January 2022, not as a confirmed current amount.

Is this community the right fit?

It may suit you if

  • You want clubhouse activities, pools and recreation facilities as part of community life.
  • An age-qualified neighborhood and resident clubs suit the way you plan to live.
  • You would enjoy walking and biking trails and spaces for visiting family.

Think carefully if

  • Your household or visitors may not fit the occupancy and guest rules.
  • You need the flexibility to lease soon after buying or for less than a year.
  • Two association assessments, property condition and any additional charges could change your ownership budget.

What to verify before you buy

Before committing to a home, request the association’s governing documents and amendments, current budgets and assessment information, and its occupancy and leasing procedures. Pay particular attention to the November 2022 amendment recorded in the governing-document index as adding rental prohibitions. Review the property’s resale disclosures and its specific condition and charges, rather than relying on a community-wide description. Confirm the rules, current assessments and applicable resale contribution with the association so you can compare the home against your plans for living there.
